Washington Park Real Estate

There are actually two smaller neighborhoods that make up the greater Washington Park neighborhood: Wash Park East and Wash Park West. While each has its own vibe, architectural character and price points, they all are part of the “Wash Park” neighborhood.

Wash Park East. Located from Downing to University and Louisiana to Alameda, Wash Park East is considered one of the most “consistent” neighborhoods in Denver thanks to its mix of beautiful single-family homes. Here you’ll find Craftsman bungalows, Denver Squares, Tudors and Prairie-style houses from the early 1900s that have been remodeled to suit the needs and lifestyles of today’s family. Wash Park East also offers new higher-end construction and several custom built homes, but these tend to blend with the existing architectural styles of the neighborhood. And there are a few condo options too – Park Lane Condominiums on the northern perimeter of the park.

Wash Park East is home to several lovely boutiques and restaurants nestled quietly in the neighborhood in the Old South Gaylord Shopping District. And its residents either face or are just blocks from the 165-acres and wonderful amenities of Washington Park. All of this comes at a price. Most single-family homes in Wash Park East start in the mid-$500s and can easily exceed $1M, but the average sale price is about $800K.

Wash Park West. Located from Lincoln to Downing and Alameda to I-25, Wash Park West is more architecturally diverse and a bit “edgier” than its sister neighborhood across the park – and its residents wouldn’t have it any other way. While it does boast a high percentage of historic single-family homes as well as older apartment buildings and duplexes, West Wash Park is filled with several “scrapes” that have made way for new homes and contemporary duplexes.

Wash Park West is very pedestrian-friendly, with several shopping districts scattered throughout the neighborhood. The largest of these is South Pearl Street – it has a lovely farmers market in the summer and an eclectic mix of shops and restaurants (including some of the best sushi in town) for year-round enjoyment. In addition to Washington Park, residents enjoy their proximity to the revitalized South Broadway (or Sobo) district as well as I-25 and the light rail. Single-family homes in Wash Park West average in the $400s, but there are more affordable duplex options for first-time buyers.

Washington Park Amenities

The Wash Park neighborhood offers easy access to I-25, the light rail and downtown Denver. There are also plenty of boutiques, coffee shops and restaurants within walking (or biking) distance from home. And the fabulous Cherry Creek Shopping District is just a quick drive away.

But the heart of the neighborhood – and one of the crown-jewels of Denver’s park system – is the 165-acre Washington Park. Regardless of the season, if the sun is shining then Denver residents are enjoying its bountiful amenities:

• 10 tennis courts
• Two playgrounds
• Horseshoes, soccer fields, lawn bowling green, rollerblade court and basketball courts
• Two lakes: Smith Lake – with its beautiful boat house – and Grasmere Lake
• Washington Park Recreation Center, which has a gym and an indoor pool
• A paved 2.2 mile “inner loop” that is great for biking and strollers; a gravel 2.5 mile “outer loop” that is a runner’s favorite
• And lots of quiet pockets and benches, set among some of the most majestic and mature trees in Denver
