Like so many of Denver's venerable old neighborhoods, Park Hill really began to flourish at the turn of the century. What was once flat country land full of dairy farms and grazing cattle has now blossomed into a much-desired "city suburban" neighborhood; an oasis in the heart of the city. Encompassing 500 blocks, the sprawling neighborhood is divided into South, North and Northeast Park Hill.
A trip down any of the peaceful tree-lined streets in South Park Hill and North Park Hill will reveal the glamorous architectural legacy of these early years. Bordered by City Park to the west, the generous city lots, mature landscaping and the great Tudor, Dutch Colonial, Craftsman Bungalow and "Denver Square" homes of Park Hill give the streets here character and grace. Northeast Park Hill homes were built a bit later with a great deal of development happening after WWII. You'll find a nice mix of mid-century homes, brick ranches and Prairie houses in Northeast Park Hill.
Majestic greenways and small pocket parks are sprinkled throughout Park Hill as well as several churches, a Denver Public Library and small independently owned businesses. City Park is immediately to the west of Park Hill; it is Denver's largest park and contains the Denver Zoo, the Denver Museum of Nature and Science, two lakes, a boathouse and a public golf course. Stapleton is immediately to the east of Park Hill.

Distinctly residential, a variety of businesses dot the neighborhood; but there is very little commercial development in Park Hill South beyond the two main town centers at Kearney (22nd and Kearney) and 23rd Avenue (23rd and Dexter). These neighborhood retail centers include a mix of independently owned restaurants, pastry shops and services that are both family and dog friendly.
Most of the homes in Park Hill South are single-family brick houses that were built in the 1930s, though duplexes can also be found. And as a coveted community, new development is occurring; larger lots are sub-divided, existing homes are often replaced with newer ones, and smaller homes are expanded with the addition of a second floor (a pop top) or new addition. As a result, Park Hill South home prices start from the high $200s and can easily exceed $1 million, but most on the market fall somewhere in the middle.
